GURUGRAM GROWTH INFRASTRUCTURE

Ten catalysts.
One evolving city.

Roads change access. Employment districts create sustained demand. AARKA tracks both—and distinguishes projects under implementation from proposals whose impact remains longer-term.

01
Under implementation

Gurugram Metro: Millennium City Centre–Cyber City

Approximately 28.5 km and 27 elevated stations, including the Dwarka Expressway spur.

AREAS OF INFLUENCE

Old Gurugram, Palam Vihar, Udyog Vihar and Dwarka Expressway

AARKA INVESTMENT VIEW

The broadest near-term transit catalyst: it can deepen end-user demand, office viability and transit-oriented development across currently car-dependent sectors.

SPR signal-free and elevated corridor

Vatika Chowk–NH-48 elevated package tendered; the Ghata–Vatika Chowk section forms its eastern complement.

AREAS OF INFLUENCE

Golf Course Extension Road, Sectors 58–80, SPR and New Gurugram

AARKA INVESTMENT VIEW

Once both sides of Vatika Chowk operate without signals, SPR can function as Gurugram’s principal east–west business artery rather than a collection of sector roads.

03
Under implementation

Global City Gurugram

Approximately 1,002-acre mixed-use business district with infrastructure rollout underway.

AREAS OF INFLUENCE

Sectors 36–37, Dwarka Expressway, Pataudi Road and CPR

AARKA INVESTMENT VIEW

Potentially Gurugram’s most consequential new employment centre after Cyber City, combining corporate, residential, hospitality, retail and institutional demand.

04
Developing ecosystem

DLF Cyber City II

A planned commercial district of approximately 150 acres in the SPR growth corridor.

AREAS OF INFLUENCE

SPR, NH-48 junction, New Gurugram and surrounding residential sectors

AARKA INVESTMENT VIEW

Employment creation, corporate leasing and weekday consumption can support nearby residential absorption more durably than road connectivity alone.

05
Proposed / DPR stage

Sector 56–Vatika Chowk–Pachgaon Metro

Proposed 35.25 km elevated corridor with 28 stations; the state-approved DPR has been forwarded for central clearances. A double-decker metro-and-road structure is proposed along key SPR stretches.

AREAS OF INFLUENCE

Sectors 61–80, New Gurugram, Manesar and Pachgaon/KMP

AARKA INVESTMENT VIEW

This is especially consequential for SPR: it can connect Golf Course Extension Road, Vatika Chowk, Sectors 70–72A, NH-48, Global City and Manesar on one transit spine. It should not yet be priced as delivered infrastructure.

06
Proposed / DPR stage

Delhi–Gurugram–Manesar–SNB/Alwar Namo Bharat

Planned regional corridor connecting Delhi and Aerocity with Gurugram, Manesar, Dharuhera, Bawal and Rajasthan.

AREAS OF INFLUENCE

NH-48, Cyber City, Manesar and the industrial belt toward Bawal

AARKA INVESTMENT VIEW

Its strongest effect would be regional employment mobility and expansion of the Manesar–Bawal industrial and logistics corridor.

07
Proposed / DPR stage

Gurugram–Faridabad–Noida Namo Bharat-cum-Metro

Proposed cross-NCR corridor; alignment and execution approvals remain ahead.

AREAS OF INFLUENCE

IFFCO Chowk, Golf Course Road, Gwal Pahari and Gurugram–Faridabad Road

AARKA INVESTMENT VIEW

A fast link between NCR’s three major employment markets could materially strengthen Gwal Pahari and southern Gurugram over the long term.

08
Approved / progressing

Haryana Orbital Rail Corridor

Approved 121.7-km Palwal–Sohna–Manesar–Sonipat freight and passenger corridor.

AREAS OF INFLUENCE

Sohna, Manesar, IMT Manesar, Pachgaon and the KMP belt

AARKA INVESTMENT VIEW

The direct apartment-price effect may be limited, but manufacturing, logistics and employment creation can produce meaningful indirect housing demand.

09
Proposed / DPR stage

AIIMS–Mahipalpur–Gurugram elevated corridor

Proposed signal-free alternative connecting South Delhi toward Gurugram–Faridabad Road; planning remains early-stage.

AREAS OF INFLUENCE

MG Road, Gwal Pahari, Faridabad Road and South Delhi-facing Gurugram

AARKA INVESTMENT VIEW

If executed, it can reduce dependence on NH-48 and improve Delhi and airport access from Golf Course Road and Gwal Pahari.

Approved / progressing

Dwarka Expressway–CPR–Global City interchange network

Dwarka Expressway is operational; CPR links, sector roads and proposed direct Global City access remain the next integration layer.

AREAS OF INFLUENCE

Sectors 36–37, 88–113, New Gurugram, Global City and Pataudi Road

AARKA INVESTMENT VIEW

Access quality—not proximity alone—will determine whether Global City functions as a true CBD and how widely its value effect travels.
